  1. Identify clients idea & requirement list, & identify clients rebuild budget
  2. Collect pre-fire building documentation from public records & prior design professionals
  3. Compare past structure to current code requirements, go thru County’s list of required information (LORI)
  4. Super preliminary design diagrams of “rebuild in-kind” conforming with current mandatory code requirements
  5. Assemble and manage design team pf professional consultants: send “Request For Proposal”(RFP)  to multiple professional engineering design consultants, 
  6. Mini due diligence budget of consultants & permits $  (soft costs) 
  7. Statistics take-offs  (sq ft areas) of habitable area, non-habitable building area, paving, utilities, condensed brief  outline specifications of proposed improvements. Send to multiple general contractors so client can get reality check on ball park construction budget  $ (hard costs) 
  8. Note budget analysis could  an unknown moving target because building materials could  go up in price
  9. Client approves what version of design to proceed on working drawings for a building permit
  10. Permit administration apply for permit
  11. County communications during processing of building permit application
  12. Respond to any County requests for additional information
  13. Architect on call during construction  to respond to building questions
